Modular commercial buildings

An office, reception, retail or service space. We start with the work that happens inside, then define the dimensions, services and finishes around it.

What we agree with you

From your idea to a clear specification

Before work begins, we define the use, materials and scope. Each item is set out in the quote.

01

A practical workflow

We consider staff and visitor circulation, working areas, storage and washrooms. Occupancy and equipment determine the space and services required.

02

An exterior that suits your business

The facade, openings, entrance and interior are tailored to your use and business identity. Material selection also considers wear and maintenance.

03

Planning for opening day

Module production is only part of the opening schedule. Approvals, foundations, services, fit-out and installation must be coordinated, with responsibilities and dependencies clearly identified.

04

Structure and building envelope

The specification covers the load-bearing structure, floor, walls, roof, insulation layers, facade, windows and external doors. Materials and dimensions are confirmed in the selected project’s documentation.

05

Interior and services

We agree floor and wall finishes, internal doors, lighting, electrical work, plumbing and drainage. Heating, cooling, bathroom fittings and kitchen equipment are included only when listed in your quote.

06

Work on your plot

Foundations, transport, unloading, crane hire, installation and external connections are assessed separately. Furniture, terraces and landscaping must also be explicitly listed if included.

Clear before work begins

Design, timing and an agreed price

Foundations, distance, truck access, unloading, crane hire and external connections are assessed separately. A per-kilometre transport price is only a guide; the route and transport requirements are confirmed for each project.

How we work

From our first conversation to your keys

The structure, insulation, services and most finishing work are completed in controlled conditions. Work on your plot can then focus on the agreed preparation and installation.

  1. 01

    First, we listen

We discuss how you want to live, the space you need, your plot and your budget, then choose a sensible starting design.

  2. 02

    We agree the details

We confirm the layout, materials, specification, price and schedule. The important details are recorded in the contract.

  3. 03

    We build in controlled conditions

We assemble the structure, fit insulation and services, and finish the interior. You receive photographs and progress updates throughout production.

  4. 04

    We deliver and install

We check access and site preparation in advance. After installation, we review the agreed work together and hand over the building and its documentation.

Scope of the offer

What we check for your plot

A good design must also suit its location. Before ordering, check planning requirements, ground conditions, access and utilities, especially if you are still choosing a plot.

Check the specification
01

A price for your chosen design

Starting prices help you plan a budget. The final quote depends on size, specification and the agreed work.

02

Site preparation

Foundations, external connections and access are assessed for the actual location. The quote states who carries out this work.

03

Changes by agreement

Additional materials and work, including their effect on cost and timing, are confirmed before they are carried out.

04

Documented warranty terms

The duration and coverage of obligations are recorded for the agreed building, work and equipment.
